WHAT IS A COMMUNITY BOND?
A community bond is a social finance tool. It is an interest-bearing loan that a non-profit, charity, or co-op can issue to support a project that they are undertaking. Anyone (both individuals and businesses) can purchase a bond and earn a fixed interest rate each year. Our community bonds will be used to partially fund construction of the Kawarthas/Lindsay KOA Campground on the LEX Grounds. Interest will be paid out according to a set schedule, and principal will be paid out at the end of the term of each bond.
WHY INVEST IN A COMMUNITY BOND?
Investing in a community bond keeps funds and interest paid in the community. Flexible terms allow us to structure the offering to match our ability to pay interest to our investors, making the investment a safe and trustworthy opportunity. The flexible design of this investment offering also allows both individuals and organizations to invest, providing a unique opportunity for a greater number of community members to participate and ensure that the community benefits from growth and development.
HOW SAFE IS THIS INVESTMENT?
Investing in a LAS Community Bond is low risk, based on the interest rate and the ability for the campground to quickly gain financial stability after opening its gates. The bonds will be secured by a second mortgage on the LEX Grounds and total debt won’t exceed 75% of the appraised value in 2016.
WHAT MAKES OUR CAMPGROUND PROJECT A UNIQUELY TRUSTWORTHY INVESTMENT?
The LEX Grounds has traditionally hosted an average of over 40 events throughout the year, all of which have the potential to generate campground guests. These events are typically hosted over multiple days, with event organizers and participants coming from a significant enough distance that having access to on-site camping and RV accommodations would be attractive.
We currently offer basic electrical hook-ups and access to the dumpsite on the LEX Grounds for a majority of our events at the request of participants and organizers. As well, our location is less than an hour out of the GTA which puts us well situated to attract campers as KOA data shows almost 60% of campers camp within 100 miles of home.
The location is situated at the intersection of 3 great Canadian trails – the TransCanada Highway, the Great Trail, and the Trent-Severn Waterway – making our campground a great home base for exploring this part of Canada or a stop along the way of an epic road trip.

Camping is a complementary enterprise for the Lindsay Agricultural Society
- Over $30k in camping revenue in 2019 from people staying onsite during events in primitive water/hydro sites
WHY LINDSAY?
There is demand in the Lindsay Area
- There isn’t a transient campground serving modern rigs within an hour of Lindsay
- Lindsay needs additional accommodation
- Events at the LEX create demand
Improves LAS Long-term Financial Sustainability
- It diversifies the revenue streams of the LAS away from 5 days in September.
- Once the campground is fully ramped up, “weather risk” LEX revenue will represent less than 20% of the LAS topline.
- Phase 1 will add $300,000+ cash flow to the LAS bottom line after debt servicing.
WHERE IS THE CAMPGROUND BEING BUILT?
The campground will be situated in the North East corner of the LEX Grounds. The entrance to the campground will be conveniently located directly off of Ring Road.
Phase one of the campground will be built where the dirt bike track once was, and Phase 2 will move into the forest that shades the Scugog riverbank. We are committed to preserving the land’s natural amenities during the build, including undeveloped riverbanks and wetlands, natural trails, and maintaining the idyllic forest environment.
